Abstract

Implementing a large project, it is very rare to find a project that can run smoothly with planning, one of the projects experienced delays. Late work Projects can be anticipated by completing the work that must be completed on time and accelerate its implementation, but must still pay attention to cost factors. This research aims to analyze the time and costs of rescheduling implementation Kusuma Education Hotel and Resto Building construction project in Raibasin, Manleten Village, Belu Regency, East Nusa Tenggara using the Fast Track method. This research uses a case study approach with interviews with related parties and analysis of project documents. Identification of factors causing project delays is carried out to formulate solutions that are appropriate to the context the project. The Fast Track method is applied by prioritizing critical activities on network diagrams which can be done simultaneously or in parallel without sacrificing construction quality and safety. The research results show that there is a possibility of delay projects are caused by a number of factors, including the number of workers in the field, effective working hours which is lacking, and the distribution of materials (right quantity and on time) which has a big influence on production. From the project implementation schedule of 140 calendar days and 130 effective working days with 20 weeks of processing time, the project experienced delays so that progress was reached at week 24. Delays start to occur at week 14 until up to week to 19th according to the weekly report because delays reached >10%. Implementation of the fast track method succeeded in speeding up construction progress and reducing project duration significantly, viz remaining duration in week 14 from 52 days to 34 days, week 15 from 42 days to 27 days, 16th week from 35 days to 22 days, 17th week from 28 days to 14 days, 18th week from 26 days to 12 days, and week 19 from 25 days to 11 days. And nothing changes costs after fast track because there are no additional work groups, tools and materials. So from The cost after fast track is the same as the contract cost, namely IDR 1,893,200,068.31. From the results of the analysis It was found that the fast track method can save time with serious supervision so that progress can run smoothly and avoid delays.
