Abstract

Urban growth in Indonesia, particularly in Kupang as a regional activity center, has driven the increasing demand for business spaces and office facilities in line with economic development, investment growth, and business diversification. Existing conditions show that most offices in Kupang are still under rental status (60%), generally small in scale, and unable to meet the standards of modern office functions. This situation creates an urgency for the presence of a large-scale rental office building that can provide optimal, efficient, and representative services for various business sectors. This study aims to formulate the planning and design concept of a Rental Office Building in Kupang City with a Contemporary Architectural approach. The approach is chosen as a response to technological advancements, efficiency demands, and the need for a modern architectural style that is simple, adaptable to the tropical climate, and reflective of the city’s progress. The research methodology employs both primary data collection (site observation and interviews) and secondary data (literature and statistical sources), analyzed using qualitative methods (interpretation of meaning and characteristics of contemporary architectural principles) and quantitative methods (calculations of space requirements, facilities, parking, and capacity). The expected outcome is a rental office building design that: (1) provides representative, flexible, and efficient business spaces; (2) accommodates collective business activities within a single facility; (3) enhances Kupang’s image as a center of economic growth; and (4) presents an architectural identity in a contemporary style that is contextually integrated with the local environment. Thus, the development of this rental office building is expected to support economic growth, create job opportunities, and contribute to the sustainable advancement of urban planning in Kupang City.
