Abstract
Wini, a coastal area in the North Insana District, North Central Timor Regency (TTU), East Nusa Tenggara, has great potential as a tourist destination with natural riches such as Tanjung Bastian Beach, Octopus Bay, and Tuamese Hill. The increasing number of tourists each year drives the need for the development of supporting facilities such as a villa area that can accommodate accommodation needs, comfort, and local cultural experiences. This research aims to design a villa area in Wini using the Dawan vernacular architecture approach, which is realized through architectural transformation, as a form of cultural preservation and the creation of local identity. The methodology used is a combination of qualitative and quantitative approaches through field observations, interviews, literature studies, and spatial analysis. The planning results encompass concepts of site layout, spatial zones, circulation patterns, and the application of environmentally friendly natural materials. This study is expected to serve as a reference for sustainable tourism area planning based on local wisdom in border regions.
