Abstract

Minimum production plays a crucial role in maintaining cost and time efficiency in construction project execution. This study aims to evaluate the potential losses caused by not achieving the minimum production target, focusing on its impact on the Unit Price Analysis (Analisa Harga Satuan/AHS) and overall project implementation costs. The research was conducted on a construction project handled by CV. Mater Supraptro, with a contract value of Rp3,865,665,640.55 (excluding VAT). The data used were obtained from the Budget Plan (RAB) and AHS stated in the approved contract addendum. The analysis compares normal production conditions (based on the RAB) with a simulated production decrease of 20%. Changes in resource coefficients were analyzed to assess their effect on item costs and total project losses. The results show that under normal conditions, the contractor would gain a profit of Rp332,406,445.52. In the simulation where production reaches 0%—representing the condition when minimum production (Qmin) occurs and not the RAB baseline—the profit decreases to Rp99,128,486.52. Furthermore, with a 20% production decrease, the project incurs a loss of Rp211,236,321.31. These findings highlight the significant financial impact of reduced productivity on project profitability. This study is expected to serve as a reference for improving production control and budgeting strategies to minimize the risk of financial losses in construction projects.
